How to hire an Airbnb cleaner in Johor Bahru: freelancer, company or manager?

To hire an Airbnb cleaner in Johor Bahru, first decide who carries the risk of a missed turnover: you, a freelancer, a company or a manager. Then ask who covers a sick day, run one paid trial on a real checkout, and put the price, supplies and damage rules in writing.
Most hiring guides on the first page of Google are written for American hosts, or by companies selling hosting software and key boxes. We found none that compared these choices in ringgit for Johor Bahru. We are one of the options here, so we say where the others beat us. A freelancer can cost less, and past a certain number of turnovers your own staff costs less too.
What are your options for an Airbnb cleaner in Johor Bahru?
You have five: clean it yourself, pay a part-time freelancer, use a cleaning company, employ your own housekeeper, or hand the unit to a full-service manager. The real difference is not only the price. It is who has to solve the problem when somebody does not turn up two hours before check-in.
| Option | What you pay (two-bedroom, four beds) | Who covers a sick day | Usually suits |
|---|---|---|---|
| Yourself | Your time and supplies | You | One studio or one-bedroom near home |
| Freelancer | About RM60 to RM120 per turnover, our arithmetic below | Nobody, unless you arranged it | An owner nearby with a second person on call |
| Cleaning company | RM110 per turnover on our price list | The company should; ask | Owners in Singapore, same-day turns, a few units |
| Your own housekeeper | About RM1,954 a month at minimum wage | You | Around three or more busy units |
| Full-service manager | Listed at 20% to 30% of rental income | The manager | Owners who do not want to run the listing at all |
None of these is the right answer for everyone, and many hosts mix them, for example a freelancer on weekdays with a company as the backup.
How much cheaper is a freelance Airbnb cleaner?
Sometimes by close to half. We found no published per-turnover rate for freelancers in Johor Bahru, so this is arithmetic rather than a market price: at about RM25 to RM41 an hour and 2.5 to 3 hours for a two-bedroom, a turnover comes to roughly RM60 to RM120. On our list the same job is RM110.
The lower number comes from local price listings of RM25 to RM40 an hour for independent cleaners, as in our house cleaning cost article. The higher one is Expatistan's figure of about RM41 for hired cleaning help in the city, from only six data points. The 2.5 to 3 hours is our own planning figure for one person, from our hour-by-hour turnover timeline.
Part of what a low price leaves out is who answers for things. If a freelancer breaks a TV, it is a private dispute between you and one person. If the person is a foreign national without a valid pass, Section 55B of the Immigration Act is reported to put the fine of RM10,000 to RM50,000 per worker, or up to 12 months in prison, on the employer. If you hire someone directly, that may be you, so check the pass and ask a lawyer if unsure. We go through this in part-time cleaner or company. If you already have someone reliable with the right papers, keep them.
When does hiring your own housekeeper make sense?
It starts to make sense at around 18 two-bedroom turnovers a month, or about three units with six stays each. Below that, a salary costs more than paying a company per job at our list prices. Above it, your own staff can be cheaper, and that is true even though we would rather you called us.
The sum uses the minimum wage of RM1,700 plus employer EPF at 13%, SOCSO at 1.75% and EIS at 0.2%, which comes to about RM1,954 a month. Divide by RM110 and you get about 18. Job ads we saw for homestay and short-term rental housekeeping in the Klang Valley ask RM1,700 to RM2,300, and we did not find Johor ones.
Three things the sum leaves out: the person still needs leave and sick days, so you still need a backup. You are now an employer, with payroll obligations to meet. And one person can only finish so many same-day turns between 11am and 3pm.
Is a full-service manager better than hiring a cleaner?
Only if you also want someone to run the listing. A manager handles pricing, messages and guests as well as cleaning, so the fee covers much more. One Malaysian directory lists fees of 20% to 30% of rental income, and one Johor Bahru listing adds a subscription and cleaning fees on top of 20%.
That directory has no date and its footer stops at 2024, so ask for a current rate card. As a round example rather than a benchmark, a unit earning RM3,000 a month would pay RM600 to RM900. Six turnovers on our list at RM110 come to RM660, and you would still answer guests yourself. Ask every manager whether the cleaning is inside the percentage or charged on top, because that changes the sum.
Airbnb also lets you add a co-host and pay them in one of three ways: a fixed cleaning fee, a cleaning fee plus a percentage per booking, or a percentage per booking. A co-host who lives nearby can check the cleaning and handle guest problems, which a cleaner is not asked to do.
What should you ask before you hire an Airbnb cleaner?
Ask the questions whose answers show what happens on a bad day, not whether they clean well, because everybody says they clean well. Use these with any freelancer or company, including us, and listen for a specific answer rather than "no problem".
| Ask | A useful answer | Be careful if you hear |
|---|---|---|
| Who comes if you are sick on a same-day turn? | A name or a process, and how early you will know | "I never get sick" |
| What time can you finish by, and where are you before my unit? | A real finish time, even if it is 2pm | "Sure, can" |
| What happens if something gets broken, and who pays? Do you have insurance? | A clear rule; for insurance, ask for the policy | "Don't worry" |
| Are you or your staff legally allowed to work here? | A straight answer | Changing the subject |
| Are consumables in the price, or charged back? | A list of what is included | "We see how" |
| What is the charge for extra beds, a late checkout or a very dirty unit? | Numbers, ahead of time | "Depends" with no range |
| What happens if the guest cancels, or I cancel late? | A notice period, both ways | No rule at all |
| Do you send photos, and when? | Before check-in, the same angles each time | "If you ask" |
| Do you charge more before Chinese New Year? | A yes or no, and how much | "Nearer the date" |
For a home where nobody is there during the clean, the same logic is set out in five questions to ask before you let a cleaner in. And since public holiday demand can push prices up, ask about those dates now.
How do you run a paid trial with a new cleaner?
Book one normal turnover at the full rate, on a day with no check-in straight after, then inspect the unit yourself or send someone you trust. That way a poor result costs you one fee, not a guest review. The trial format below is our suggestion, not a standard.
- Give them your cleaning checklist and ask them to send photos before they leave.
- Note the time they arrive, the time they finish, and how many hours you expected.
- Go in within a few hours. Check the floor trap and shower head for hair, under the toilet rim, inside the fridge and microwave, under the bed, and the pillows after the bed is made.
- Compare the photos with what you actually see. If the photos look better than the room, that matters more than one missed spot.
- Give the feedback once, and repeat it on a second trial. The second clean tells you more than the first, because now you see whether they listened.
We would give a new cleaner about three normal turnovers before trusting them with a same-day turn. If you have only one unit, run the trial on a day you are nearby anyway.
How do you manage an Airbnb cleaner from Singapore?
Set it up so the job does not depend on you being there, because you cannot be the backup from across the Causeway on a Saturday morning. You need a way in that does not rely on the last guest, a local person who can step in, and a record of each job that you can check on your phone.
- Access. A smart lock or lockbox, with the cleaner registered with building management if the building needs it.
- Linen. A second clean set per bed already in the unit, so a late dobi does not stop the turn. The arithmetic on linen is here.
- One thread per unit. Photos and problems go in one WhatsApp group, so they can be found again when a guest complains.
- A named backup. A second cleaner, a friend with a key, or a company on call. Keep their number where you can find it.
- Payment with a record. Bank transfer rather than cash, so you and your accountant can see each job.
What should you put in writing?
Write down the scope, the price per turnover and per bed, who buys supplies, the latest finish time, the cancellation notice, and what happens with damage and lost items. It does not have to be a long contract. A clear message both of you reply to beats a phone call neither of you remembers.
Then keep the price visible in your own sums. Whoever you choose, the cost has to feed into the cleaning fee you charge guests, or you pay the difference on every stay.
Will a good cleaner stop all cleanliness complaints?
No, and nobody can promise that, including us. A good cleaner lowers the odds, and photos give you evidence if a guest asks for a refund, but they rarely get a review removed. So judge a cleaner on the pattern across several stays, and on how fast they respond when something goes wrong.
We would start looking for someone else after one no-show without warning, or the same spot missed twice after you pointed it out. Those are our rules of thumb, so set your own.
What does a turnover cost with us?
Our current homestay price runs from RM50 for a studio to RM250 for a five-bedroom, plus RM10 per bed for cleaning work. Dobi is another RM10 per bed, and rented bedsheet sets are optional at RM10 per bed. The full breakdown is in the Airbnb turnover cost article.
| Unit | Turnover | Per bed | Total |
|---|---|---|---|
| Studio, 1 bed | RM50 | RM10 | RM60 |
| 1 bedroom, 2 beds | RM60 | RM20 | RM80 |
| 2 bedrooms, 4 beds | RM70 | RM40 | RM110 |
| 3 bedrooms, 6 beds | RM90 | RM60 | RM150 |
| 4 bedrooms, 8 beds | RM180 | RM80 | RM260 |
| 5 bedrooms, 10 beds | RM250 | RM100 | RM350 |
If you want to run the trial with us, send your unit size, number of beds and usual checkout time through our services page, and ask us the questions in the table above. If a freelancer you trust answers them better, stay with the freelancer.
