Airbnb cleaning checklist for Johor Bahru homestays: room by room, plus the 12 photos to ask for

An Airbnb cleaning checklist for a Johor Bahru homestay needs three parts: what gets done every turnover, what rotates on a schedule, and the photos that prove it. A humid climate adds damp, drain and mould lines that most imported checklists leave out.
Most of the checklists on the first page of Google are written by hosting-software companies, and we did not find one written for Malaysian humidity. We are a cleaning company in Johor Bahru, but this list is yours to use with anyone: your own cleaner, your cousin, or yourself. If you only have a studio and live nearby, you may not need us at all, and the last section says so.
What should an Airbnb cleaning checklist include?
It should list the things a guest can see, smell or touch, room by room, in the order the cleaner works. Start with a walk-through, strip the beds, do bathrooms first, then the kitchen, bedrooms and living area, then make the beds, restock, mop out backwards and take photos. Keep it short enough to get done.
| Room | Every turnover | The line people skip |
|---|---|---|
| Walk-through | Check for damage and left items, photograph anything wrong before touching it | Opening drawers and the wardrobe |
| Bathroom | Toilet including under the rim and behind the base, shower glass, basin, mirror, floor | Hair in the floor trap and on the shower head |
| Kitchen | Dishes, hob, sink, counters, fridge emptied and wiped, bin out and new liner | Inside the microwave, and under the bin liner |
| Bedroom | Fresh linen, dust surfaces, check under the bed and in the drawers, vacuum | Hair on the pillow after the bed is made |
| Living area | Sofa cushions, dining table, glass doors, remote controls, light switches | Between the cushions, and the remote |
| Restock | Toilet paper, soap, towels, water, coffee or tea if you offer them | Spare toilet roll, and the bin liners |
| Lock-up | Aircon off or set as you prefer, windows shut, mop out to the door, keys back in place | Windows left open before rain |
The bathroom goes first so the floor has time to dry while the rest is done. The hour-by-hour timeline shows how those blocks fit an 11am checkout and 3pm check-in.
What do imported Airbnb checklists leave out in a humid climate?
They rarely deal with damp, drains or ants. In Johor Bahru, where average humidity sits around 84%, a unit can smell wrong even when it looks spotless, and smell is the first thing a guest notices at the door. Add these lines to whichever list you use.
- Floor traps. If a bathroom was not used, the water seal in the trap can dry out and let sewer smell back up. Pour water in. It costs nothing. We explain why here.
- Dry the wet areas. Squeegee the shower glass and leave the bathroom door open. The US EPA advises keeping indoor humidity below 60% and drying damp materials within 24 to 48 hours to limit mould.
- Silicone and corners. Look at the shower silicone and the ceiling corner above it. Black spots should be reported and dealt with properly, not just bleached white again.
- Towels and linen fully dry. Linen stored slightly damp in a cupboard comes out smelling musty. This is a reason to keep two sets per bed rather than rushing one set back.
- Ants and food. Empty the bin, wipe the counter and clear open sugar or snacks the last guest left behind. Food left out is the usual invitation.
- Air it, then shut it. Open the windows while cleaning, and close them before you leave. A unit left empty for weeks needs more than a turnover clean.
Which checklist items do not need doing every turnover?
Grout, window tracks, behind the furniture, aircon filters and the mattress all belong on a rotation, not on every turnover. Put them on a separate list with a date, otherwise a two-hour job turns into a four-hour job and the things guests actually notice get rushed. The rhythm below mixes published advice with our own habit, and it says which is which.
| How often | What | Where the number comes from |
|---|---|---|
| Every 4 to 5 turnovers | Under the sofa, top of the wardrobe, fan blades, inside the oven, hood filter | Our suggestion, adjust for how busy you are |
| Every 2 weeks, at least monthly | Aircon filters | Published by Daikin Malaysia |
| Monthly | Washing machine door seal and drum | Published by Whirlpool and LG |
| Every few months | Grout, window tracks, behind and under the furniture | Our suggestion; this is deep cleaning |
| About every 6 months | Mattress cleaned | Published by the Sleep Foundation |
| Yearly | Aircon servicing | Published by Daikin Malaysia |
The full table is in our cleaning frequency article. If you pay someone per turnover, ask directly which of these are included, because the rotation is where "I thought that was covered" arguments start. On our own price list, grease, grout, window tracks and behind the furniture are deep cleaning, quoted separately from the turnover.
How long should a turnover checklist take?
A published estimate for a two-bedroom is 75 to 120 minutes, while our own planning figure for a two-bedroom, two-bathroom, four-bed unit with one cleaner is about 2.5 to 3 hours including beds and photos. Neither is a stopwatch on your unit. If your list needs longer than the time you give, the list is wrong, or the unit needs a deep clean first.
We counted about 84 lines in one published template from Properly, a hosting-software company, which also gives 45 to 75 minutes for a studio or one-bedroom and 120 to 180 minutes for a three-bedroom house. At 75 to 120 minutes, those 84 lines leave a cleaner about one to one and a half minutes per line. A long list is useful for training somebody. On a tight same-day turn, it mostly tells you what got skipped.
When time runs short, cut from the rotation first and never from these: toilet, shower, hair, bed linen, fridge, bin, floor.
Which photos should the cleaner send after each turnover?
Ask for 12 photos at the end of every turnover, sent before check-in: one wide shot of each room, plus the toilet, shower, made bed, kitchen counter, open fridge, bin and the restocked supplies. Airbnb weighs the strength of the evidence on each side when a guest reports a unit as not reasonably clean, so "my cleaner is good" is not enough.
The number 12 is our suggestion for a two-bedroom, not a rule. Use the same angles each time, so anyone can compare this turnover with the last one in a few seconds.
- Living area, wide
- Kitchen, wide
- Kitchen counter and sink, close
- Open fridge
- Empty bin with new liner
- Bedroom one, wide, bed made
- Bedroom two, wide, bed made
- Pillow and top sheet, close
- Bathroom, wide
- Toilet with lid up
- Shower floor and drain
- Supplies: towels, toilet paper, soap
Guests have 72 hours from discovering a problem to report it under Airbnb's Rebooking and Refund Policy, so keep the photos for at least the length of the stay plus a few days. Photos help with refund claims. They rarely get a review removed. Properly claims photo-verified checklists cut complaints by 70 to 90% in the first month, but gives no source, so we would not count on that number.
What should the owner provide so the checklist can work?
The owner has to supply the things a cleaner cannot fix on the day: a clean spare set of linen per bed, a stocked supply cupboard, working equipment and reliable access. Most "the cleaner missed it" complaints we would look at first as a missing towel or a late key, not as poor cleaning.
- Two full sets of linen per bed, with the clean set already in the unit.
- A supply list with a minimum count, for example two spare toilet rolls per bathroom. Agree who buys and who tops up. Ask any company, including us, whether consumables are in the price or charged back.
- Your own version of this list, with the unit's quirks: the cupboard that sticks, the sofa bed, how the aircon should be left.
- Access that does not depend on the last guest: a smart lock or lockbox, and the cleaner registered with management.
- A place to report problems, such as one WhatsApp thread per unit, so reports do not get lost.
What should a cleaner report instead of fixing?
Damage, leaks, mould patches, pests and missing items should be photographed and reported the moment they are found, before the next guest arrives. A cleaner is not a plumber or a pest controller. Your list should say clearly who to message, so the decision about delaying a check-in is yours rather than theirs.
Bed bugs deserve their own line, because a spotless room can still have them. The US EPA says they travel on luggage, clothing and furniture. Alberta's public health guidance says to check mattress seams, all sides of the bed frame, and behind the headboard, and to look for the bugs themselves or for brown or red spots. Spots alone do not prove it, so treat them as a reason to check properly. Do not put the next guest in that room until you have checked, and call a pest controller.
Chemicals need one line too. Never use bleach and an acidic toilet cleaner one after the other without rinsing, because the two together release chlorine gas. Keep one bottle for each job and label the caddy.
Do you need a cleaning company to use this checklist?
No. If you own a studio or one-bedroom and live nearby, doing this yourself in about an hour is usually cheaper. A company starts to make sense when you live in Singapore, have several units, or take same-day turns where you cannot be the one who is late.
For comparison, here is what the same turnover costs on our current price list, before any dobi or linen rental. These are the same prices the cost article walks through, and they should feed into your cleaning fee.
| Unit | Turnover | Per bed | Total example |
|---|---|---|---|
| Studio, 1 bed | RM50 | RM10 | RM60 |
| 1 bedroom, 2 beds | RM60 | RM20 | RM80 |
| 2 bedrooms, 4 beds | RM70 | RM40 | RM110 |
| 3 bedrooms, 6 beds | RM90 | RM60 | RM150 |
This checklist is a general one, not our service contract. On our services page, the turnover covers stripping and remaking the beds, restocking supplies and a photo report before your next check-in. Send us your own checklist with the unit size and the number of beds, and we will tell you which lines fit the turnover and which belong on the rotation. If you decide you can do it yourself, the list is still yours.
