Move-in cleaning in Johor Bahru: what to clean before you move in, and what it costs

Move-in cleaning in Johor Bahru is a one-off top-to-bottom clean of an empty home before your things arrive. Published Malaysian guides put a two- or three-bedroom apartment at about RM250 to RM500. Book it after repairs and before furniture, because an empty unit is faster and cheaper to clean.
We are a cleaning company in Johor Bahru, and move-in cleaning is not a fixed-price item on our price list, so this is not a sales sheet. Plenty of units do not need a company at all. The sections below tell you which kind you have.
How much does move-in cleaning cost in Johor Bahru?
Expect roughly RM250 to RM500 for a two- or three-bedroom apartment and RM350 to RM700 for a terrace house, going by published Malaysian guides. We did not find any Johor Bahru company that publishes a move-in price, so these are national and Klang Valley numbers, and you should treat them as a range to compare quotes against.
| Home | Size | Calculator Malaysia 2026 (good condition, unfurnished) | Recommend.my (KL and Selangor, minimum hours) | Our rate as an illustration, not a quote |
|---|---|---|---|---|
| Studio or 1-bedroom | 400–600 sq ft | RM150–300 | RM320 | RM300 |
| 2–3-bedroom apartment | 600–1,000 sq ft | RM250–500 | RM320 | RM300 |
| Terrace house | 1,000–1,800 sq ft | RM350–700 | RM480 | RM450 |
| Semi-D | 1,500–2,500 sq ft | RM500–1,000+ | RM480–640 | RM450–600 |
How to read that table:
- Calculator Malaysia lists these as move-out cleaning prices. It is the same empty-home job, but it is a calculator site, not a company you can book.
- Recommend.my charges RM40 per cleaner-hour with a minimum: 8 cleaner-hours for an apartment under 1,000 sq ft, 12 up to 1,800 sq ft, 16 up to 2,500 sq ft. Its booking links point to KL and Selangor.
- Our column is 8, 12 and 16 cleaner-hours at RM37.50, which is what our RM150 home clean works out to (two cleaners, two hours). It shows how the sum works. We still quote move-in jobs after seeing the unit.
The only hourly figure we found for Johor Bahru itself is Expatistan's RM41 for cleaning help, from just six data points. At that rate, 8 cleaner-hours comes to RM328, close to the Klang Valley number. So we would not expect Johor Bahru to be dramatically cheaper for a proper company job, though we cannot prove that from published prices.
What adds to a move-in cleaning price?
The biggest additions are furniture, bathrooms, the condition of the unit and renovation dust. Calculator Malaysia adds 15% for a partly furnished home and 25% for a fully furnished one, RM40 per bathroom, 20% for average condition and 50% for poor condition, so a RM400 job can become RM500 just because the sofa arrived first.
| Extra | Published figure | Worth paying for? |
|---|---|---|
| Fully furnished instead of empty | +25% | No. Book the clean before the delivery |
| Each bathroom | +RM40 | Yes, if the grout or floor trap is bad |
| Inside the fridge | +RM35 | Often no. Taking the shelves out and washing them takes under an hour |
| Inside the oven | +RM40 | Only if the previous owner cooked in it |
| Interior windows | +RM60 | Worth it for full-height glass and tracks |
| Rubbish removal | +RM80 | Only if the last occupant left things behind |
Renovation dust is the one that changes the whole job. If there has been hacking, tiling or plastering, you are no longer buying a move-in clean. You need a post-renovation clean, which Recommend.my prices at RM560 for 501 to 1,000 sq ft without a floor machine. If a company quotes you a move-in price for a freshly renovated unit, ask whether it includes the second pass.
Does a brand-new condo really need cleaning before moving in?
Yes, but usually less than people pay for. A new unit has had no one living in it, so there is no grease, mould or old smell. What it has is construction dust in cabinets and window tracks, sticker glue, paint specks, and grit in the bathroom. If you did no renovation, one person can often handle this in a day.
The three kinds of unit need quite different work:
| Unit | What is actually dirty | Our honest suggestion |
|---|---|---|
| Brand new, no renovation | Fine dust, sticker residue, paint specks, window tracks | Do it yourself unless it is large or you live far away |
| Brand new or used, just renovated | Cement dust that keeps coming back white | Pay for a post-renovation clean, more than one pass |
| Used subsale | Old kitchen grease, grout, drains, inside cabinets, aircon | Usually worth paying for |
| Rental, previous tenant moved out | Depends entirely on what they left | Inspect first. Ask the landlord to clean it if it is filthy |
For a new unit there is one more reason not to rush. Under the standard Schedule G and H sale agreements, the defect liability period is 24 months from vacant possession, according to the National Housing Department as reported by EdgeProp. A clean unit shows scratches, chips and uneven tiling far better than a dusty one, so walk through and list defects again the day after it is cleaned.
What should you do before the cleaner comes?
Do the things that create dust or need photos first. Take dated photos of every room, list defects, finish repairs and aircon servicing, and clear out what the last occupant left. Cleaning first and repairing after means paying for part of the clean twice, because drilling and aircon work both drop dirt on finished surfaces.
| Order | Step | Why it goes here |
|---|---|---|
| 1 | Photograph every room, with dates | Evidence for defect claims or your rental deposit, and it cannot be redone later |
| 2 | Inspect and list defects, leaks, pests | Fix what is broken before you clean around it |
| 3 | Renovation, repairs, drilling, curtain tracks | All of these make dust |
| 4 | Aircon service | Washing out the units makes a mess below them |
| 5 | The clean, top to bottom, floors last | Dust falls, so floors are done once |
| 6 | Second defect walk-through | Clean surfaces show faults |
| 7 | Furniture and boxes arrive | Now every cabinet is ready to fill |
The photos matter most for renters. If the unit is handed over with a cracked tile or a stained wall, those photos are what protect your deposit when you move out years later. Take them before anybody cleans, because a landlord will not remember what was there.
What should a move-in clean include?
A proper move-in clean covers what a weekly clean never touches and what furniture will soon block: inside every cabinet and drawer, wardrobe shelves, window tracks, skirting boards, fan blades, bathroom grout and floor traps. If a quote only says "general cleaning", ask for these items in writing, because a weekly-clean scope is much narrower.
Room by room, this is what to check off:
- Kitchen: inside and outside every cabinet, the sink and drain, the cooker hood and filter, splashback tiles, inside the fridge and oven if they stay.
- Bathrooms: toilet including under the rim and behind the base, shower screen, grout, silicone, exhaust fan, floor trap.
- Bedrooms and living room: wardrobe interiors, fan blades, light fittings, switches, door frames and tops, skirting boards.
- Throughout: window tracks and grilles, balcony, the front of the aircon, then every floor last.
Three small things catch people out. Floor traps in a unit left empty for months can dry out and let drain smells up, and pouring in water usually fixes that for free, as we explain in why drains, aircons and washing machines smell. A musty smell in a long-empty unit needs airing and drying as well as cleaning. And if you are doing this yourself, never use bleach and an acid toilet cleaner in the same bathroom session without rinsing well between them, because together they release chlorine gas.
Is it cheaper to do a move-in clean yourself?
Yes, nearly always, if you can give it the time. Materials cost roughly RM30 to RM60 by our estimate, against RM300 or more for a company. The real price is your day: about 8 cleaner-hours for an average apartment means one person working a full day, on a week when you are already moving house.
We would tell you to do it yourself when:
- The unit is under about 800 sq ft and in decent shape.
- You live nearby and can come back for a second session.
- It is brand new with no renovation, so there is no grease or mould to fight.
- The previous occupant left it reasonably clean and you only need the cabinets and bathroom done.
We would pay someone when:
- You have just renovated. Cement dust is the one job where experience and repeat passes change the result.
- It is a used unit with an old kitchen and dark grout.
- You live in Singapore or elsewhere and only have a weekend. A single trip across the Causeway to clean is a poor use of it.
- You are moving in within a couple of days and the job cannot slip.
A part-time cleaner is a fair middle option for a straightforward unit, and usually cheaper. The trade-off is the usual one: nobody covers for them if they cancel, and that matters more on a date you cannot move.
How do you arrange a move-in clean if you are not in Johor Bahru?
Send the cleaner photos and a floor area, agree the scope in writing, sort out access, and ask for room-by-room photos when the job is finished. You do not need to be there for the clean, but somebody has to control the key, so settle that before you settle the price, and check whether your management office needs contractors registered in advance.
For Singapore owners, a useful comparison: Helpling lists hourly cleaning in Singapore at about S$21 to S$24, so a Johor Bahru clean is not the part of your unit's budget worth worrying over. What is worth caring about is a clear scope and proof the work was done, because you will not see the unit until later. Ask for these four things before you pay:
- A written list of what is included, cabinet interiors especially.
- The number of cleaners and hours, so you can compare two quotes properly.
- Whether anything is extra if the unit is dirtier than the photos suggested.
- Finished photos of the kitchen, bathrooms and cabinet interiors, sent the same day.
Those four questions work on any company, including us.
When should you book a move-in clean?
Book it two or three days before your furniture arrives, and after every contractor has finished. That leaves time for a defect walk-through and a touch-up if something was missed, and the floors stay clean. Leave it to the day before the lorry and any delay by a contractor pushes the clean into a furnished home at the higher price.
If you are comparing all the types of cleaning available, our guide to cleaning services in Johor Bahru sets them side by side, and how deep cleaning is priced is the closest match for a heavily used unit.
Not sure whether your unit needs a company?
Send us the floor area and a few photos and we will tell you, including when the answer is that you can do it yourself. Our fixed prices and quote-on-request services are on the services page.
