Cleaning services in Johor Bahru: every type, what each one costs, and how to choose a company you can trust

Cleaning services in Johor Bahru come in seven main types: regular home cleaning, deep cleaning, post-renovation, move-out, Airbnb or homestay turnover, laundry (dobi) and office cleaning. A regular home clean from a company costs around RM100 to RM150 a visit; everything bigger is quoted after someone sees the place. Below is each type, what it really covers and what it costs.
This page is the map. Each service has its own detailed article, linked in the table, if you want the full breakdown.
What types of cleaning services are there in Johor Bahru?
There are seven you will actually be offered, and they differ by how many hours of work they take, not by how hard the cleaners try. A regular clean keeps a lived-in home in shape; deep, post-renovation and move-out cleans are one-off jobs that take three to ten times longer; turnover and dobi are for short-stay hosts; office cleaning is its own contract business.
| Service | Who it is for | What it really covers | Typical time |
|---|---|---|---|
| Regular home cleaning | Families, couples, busy professionals | Floors, bathrooms, kitchen surfaces, dusting what you can reach | 2–4 cleaner-hours |
| Deep cleaning | Homes that have not had a proper clean in months | Grease, grout, window tracks, behind and under furniture | 8–18 cleaner-hours |
| Post-renovation | Just-renovated or new units | Cement dust (several passes), paint spots, sticker glue, grout haze | 12–20 cleaner-hours, often over two days |
| Move-out / end of tenancy | Tenants getting a deposit back, landlords between tenants | Empty-unit deep clean: cabinets inside, fridge, aircon covers, floors | 8–12 cleaner-hours |
| Airbnb / homestay turnover | Short-stay hosts | Strip and remake beds, bathrooms, kitchen, floors, restock, photos | 1–3 hours per unit |
| Laundry (dobi) | Hosts, busy households | Bedsheets and towels washed, dried, folded | Collected and returned |
| Office cleaning | Offices, shops, clinics | Daily or weekly floors, pantry, toilets, bins | Contract, usually before or after office hours |
How much do cleaning services in Johor Bahru cost in 2026?
A regular home clean in Johor Bahru costs roughly RM80 to RM150 per visit depending on who you book, while one-off jobs like deep or post-renovation cleaning run from a few hundred to over a thousand ringgit. The honest rule: the price follows the cleaner-hours, so a quote that looks cheap for a big job usually means fewer hours, not a better deal.
Here are the numbers, side by side. Where we publish a price, it is ours from our services page as of 26 October 2026; where we do not, the range is from published market sources we checked for our earlier articles.
| Service | Our price (Cleanlemons) | Market range we found | Full breakdown |
|---|---|---|---|
| Regular home cleaning | RM150 per visit (2 cleaners × 2 hours); packages RM95–120 per visit | Part-timer RM12–30 an hour; Expatistan's JB average RM41 an hour (only 6 data points) | House cleaning cost in JB |
| Deep cleaning | Quote after viewing | About RM250–900 (2026 Klang Valley rates) | Deep vs regular cleaning |
| Post-renovation | Quote after viewing | About RM0.80–1.80 per sq ft, so RM900–1,500 for a 1,000 sq ft condo | Post-renovation cleaning |
| Move-out | Quote after viewing | Depends on the state of the unit; often cheaper to do yourself if it is tidy | Move-out cleaning and your deposit |
| Airbnb turnover | Studio RM50, 1-room RM60, 2-room RM70, 3-room RM90, 4-room RM180, 5-room RM250, plus RM10 per bed | Varies widely; few companies publish | Airbnb turnover cost in JB |
| Dobi (bedsheets) | RM10 per bed | RM3–5 per bed if you wash at home; RM5–7 at a self-service laundry | Wash your own or use a dobi |
| Office cleaning | Quote after viewing | RM25–40 per cleaner-hour; RM120–500 a visit for most offices under 3,500 sq ft | How office cleaning is priced |
Two things worth knowing about that table. First, our RM150 is for two cleaners for two hours, which is four cleaner-hours, so it works out to RM37.50 per cleaner-hour, close to the Expatistan average. Second, most of our services do not have a fixed public price. That is not us hiding: a deep clean of a 700 sq ft apartment that was cleaned last month and one that has not been touched in two years are different jobs.
Is a cleaning company or a part-time cleaner cheaper in JB?
A part-time cleaner is cheaper, usually by around RM100 a month for a weekly clean. An independent part-timer in Johor Bahru charges about RM12 to RM30 an hour; a company works out to about RM24 to RM38 per cleaner-hour depending on the package. You pay the difference for a replacement when someone is sick, a receipt, and a company that is the legal employer instead of you.
If you live alone in a small unit, already know a reliable part-timer, and do not need receipts, keep them. That is a perfectly good arrangement. A company makes more sense when you need the same day covered every week without fail, when you want two people in and out in two hours rather than one person for four, or when you are not home and need proof the job was done. We wrote the full comparison, including who is liable if a part-timer gets hurt in your home, in part-time cleaner or cleaning company.
I own a unit in JB but live in Singapore. How does that change things?
If you live in Singapore and own a unit in Johor Bahru, the main difference is that you cannot check the work yourself, so photo proof and a single company that handles cleaning, linen and access matter more than the hourly rate. Prices are also very different: one Singapore comparison site lists Helpling at about S$21–24 an hour there, several times the JB rate.
The things that go wrong for remote owners are rarely the cleaning itself. They are the key, the timing (a cleaner arriving after the guest), and nobody noticing a leaking tap or a dead aircon until a guest complains. Before you book anyone, ask how keys or door codes are handled, whether you get photos after every job, and who tells you when something in the unit is broken. If the unit sits empty for weeks at a time, read why an empty unit needs more than a turnover clean; JB's humidity makes a closed unit smell musty faster than most owners expect.
How do I choose a cleaning company I can trust in Johor Bahru?
Ask any company five questions before you let them in: are you insured, are your cleaners legally employed, who comes if my cleaner is sick, do I get photos when the job is done, and how do I pay and get a receipt. A company that answers all five clearly, in writing, is safer than a cheaper one that goes quiet on any of them.
| Question | A good answer sounds like | A warning sign |
|---|---|---|
| Are you insured if something breaks? | Names the type of cover and what it pays for | "Don't worry, our cleaners are careful" |
| Are the cleaners legally employed? | Yes, with EPF/SOCSO or valid work permits | Vague, or "they are freelancers" |
| Who comes if my cleaner is sick? | A named replacement process | "We will reschedule" every time |
| Do I get proof the job was done? | Photos after each job, by room | Nothing, or only if you ask |
| How do I pay? | Invoice and receipt | Cash only, no paperwork |
We use these same five questions on ourselves; the full reasoning is in five questions before you let a cleaner into your home. Google reviews help too, but read the three-star ones: they tell you what goes wrong, and how the company replies tells you more than the five-star ones.
Which cleaning service do I actually need?
Most homes only need a regular clean, and a deep clean once or twice a year. Book a post-renovation clean only after renovation, a move-out clean only if the unit is genuinely dirty or your tenancy agreement requires a professional clean, and turnover cleaning only for short-stay rentals.
A quick way to decide:
- The floors and bathrooms are the problem, the rest is fine → regular clean, weekly or every two weeks.
- Grease on the stove wall, black grout, dusty window tracks → one deep clean, then go back to regular.
- You can still see fine white dust after wiping → post-renovation clean, and expect more than one pass.
- You are leaving a rental and want the deposit back → read the move-out article first; a tidy unit is usually cheaper to clean yourself.
- Guests check in and out → turnover cleaning, plus linen if you do not have a washer nearby.
- It is a workplace → office cleaning, priced by visit or by cleaner-hour.
Many smaller jobs do not need a company at all. A single mouldy bathroom corner, limescale on one toilet or a greasy hob is usually cheaper to do yourself with a RM10–15 product; our how-to articles show exactly how.
How do I book a cleaning service in Johor Bahru?
Most companies, including us, book through WhatsApp or an online form. Send the unit size, number of bedrooms and bathrooms, the area you are in, the service you want and two or three photos of the worst parts. Photos are what turn a vague "from RM..." into a real quote, and they save a site visit for most homes.
If you would rather not do it yourself, our prices for every service are on the services page, and we are based in Johor Bahru and reachable every day, 10am to 6pm.
