How much does house cleaning cost in Johor Bahru? Real 2026 prices, and what pushes them up

A standard home clean in Johor Bahru costs about RM150 per visit in 2026 if you book one visit, and comes down to RM95 to RM120 per visit if you book a block of four or eight. That RM150 buys two cleaners for two hours, which is enough for a lived-in condo or a single-storey terrace, but not for a house nobody has cleaned in six months. Below is our real price list, what a visit does and does not include, and the five things that push the bill up.

We are a cleaning company in Johor Bahru, so these are our own prices, not a survey. We publish them because most cleaning companies here will not, and "contact us for a quote" is not an answer when you are trying to plan a budget.

Our prices come straight from the operations system that schedules our cleaners, so the numbers on our services page are the numbers you are actually charged. As of today:

Two things on that table need explaining, because they are the two things people get wrong.

First, RM150 is for two cleaners for two hours, not "one visit, however long it takes". Four cleaner-hours is a real amount of work, but it is a fixed amount. If your home needs more, it costs more, and the section below tells you how to know in advance.

Second, the packages are the real price for most households. A single RM150 visit is what you pay when you are trying us out or need a one-off before guests arrive. Anyone who has a cleaner coming every week or every two weeks is paying RM95 to RM105, which is RM24 to RM26 per cleaner-hour.

Looking at what is published online for Johor Bahru in 2026, hourly cleaners advertise roughly RM25 to RM40 per hour, usually with a minimum of three or four hours, and the big booking platforms list part-time maids in JB from about RM120 for a four-hour session with one cleaner. Malaysian price guides put a regular clean at RM80 to RM300 per visit depending on the size of the home.

So an honest summary: on a one-off visit we are at the higher end of the market. On a package we are at the lower end. The difference is not the cleaning, it is that a block booking lets us lock a slot and a team for you, which is cheaper for us to run, and we pass that back.

The other difference is time. Two cleaners for two hours and one cleaner for four hours are the same number of cleaner-hours, but one of them means you are home for two hours and the other means four. Whether that matters depends on you.

This is the part almost nobody writes, and it is the reason customers end up disappointed with any cleaner, not just us.

A standard visit is the upkeep of a home that is lived in and was cleaned reasonably recently. In four cleaner-hours our team will typically do:

  • Floors throughout: vacuum, then mop
  • Kitchen: counters, stovetop surface, sink, outside of appliances, floor
  • Bathrooms: toilet, basin, shower or bath, mirror, floor
  • General: dusting reachable surfaces, wiping tables, emptying bins, a general tidy

What a standard visit is not:

  • Inside the oven, inside the fridge, inside cabinets
  • Scrubbing grout, window tracks, or the mould line in the shower silicone
  • Moving furniture to clean behind and under it
  • Washing walls, ceilings, or the outside of windows
  • Post-renovation dust, which takes several passes and is a different job entirely

If you want those, that is a deep clean, and we quote it after seeing the place rather than pretending a flat rate covers every home. The section on what pushes the price up explains why.

One rule worth knowing: if you add work on the day that was not agreed beforehand, it is charged at +50% of the visit price. That is not a penalty, it is because the team's next job is scheduled and an unplanned extra hour means someone else waits. Tell us in advance and it is just quoted normally.

Five things, in the order we see them most often.

1. The size of the home. Four cleaner-hours covers a studio, a two- or three-bedroom condo, or a single-storey terrace in normal condition comfortably. A double-storey terrace with four bathrooms is already at the limit. A semi-D or bungalow is two visits back to back, which is a four-hour clean for the team and costs two visits.

2. How many bathrooms. Bathrooms are the slowest room in any house. Each one is roughly 20 to 30 minutes of one cleaner's time if it is in normal condition, more if there is limescale or mould. Two homes with the same floor area and a different number of bathrooms are not the same job.

3. How long since it was last cleaned. A home cleaned two weeks ago takes four cleaner-hours. The same home after three months takes more, because grease has set on the stove, the bathroom has a limescale ring, and the floor needs two passes instead of one. This is the single biggest reason a first visit runs over, and it is why we suggest a one-off clean first before starting a package if the place has been neglected.

4. Whether furniture has to be moved. Cleaning around furniture is a standard clean. Pulling out the sofa, the bed, and the fridge to clean underneath is a deep clean, and it is slower because two people have to lift and then put everything back.

5. Work added on the day. Covered above: +50% on the visit. Ask beforehand and it is priced normally.

Sometimes, yes, and it would be dishonest to say otherwise.

If you live in a studio or a small one-bedroom and all you need is two hours of one person, a single hourly cleaner will usually be cheaper than our RM150, because we send two people and we do not offer a one-cleaner option for home cleaning. In that situation, an independent cleaner at RM30 an hour for two hours is RM60, and that is simply less money.

The things you are paying for with a company are not the mop. They are: a replacement cleaner when yours is sick, a photo report of the finished job sent to your phone, an invoice you can actually use, and a business that is legally responsible if something gets broken. Whether those are worth the difference depends on how often you are booking and how much you own. For a weekly clean of a family home, most people decide yes. For a one-off two-hour tidy of a studio, most people decide no, and that is a reasonable decision.

The number people should be looking at is not the per-visit price, it is the monthly one.

RM380 a month for a weekly clean is not a small amount of money for a lot of families in Johor Bahru, and we are not going to pretend it is. What it buys is roughly 16 cleaner-hours a month, or four hours of your own weekend back every week. Every-two-weeks at RM200 a month is where most working households in JB land, and it keeps a home in the state where each visit stays inside the four hours.

Turnover cleaning between guests is priced differently, by property size rather than by time, and it is on the same services page: Studio RM50, 1 bedroom RM60, 2 bedroom RM70, 3 bedroom RM90, 4 bedroom RM180, 5 bedroom RM250, plus RM10 per bed for stripping and remaking. The jump from three bedrooms to four is where the job goes from one cleaner to two. Turnover pricing deserves its own article, and it is the next one we are writing.
