Deep cleaning price in Johor Bahru: what it costs by floor area, by room and by condition (2026)

The deep cleaning price in Johor Bahru for an ordinary furnished condo is roughly RM250 to RM650, and most quotes land between RM300 and RM450 for a two- or three-bedroom unit. Floor area sets the starting point, but the condition of the kitchen and bathrooms decides where in that range you end up, and it can double the price on its own.

We are a cleaning company in Johor Bahru. Deep cleaning on our price list is "quote on request", so this article shows how a deep clean is priced in three different ways, where the numbers you find online come from, and how to read a quote from anyone, us included. If you first want to know what a deep clean covers that a regular one does not, read deep cleaning vs regular cleaning; this article is only about the price.

How much does deep cleaning cost in Johor Bahru?

Expect about RM250 to RM400 for a studio or one-bedroom, RM350 to RM550 for a two-bedroom and RM400 to RM650 for a three-bedroom condo, with landed houses higher. Those bands are the published 2026 market rates for Malaysia, which mostly come from Klang Valley companies. We could not find a single Johor Bahru company that publishes a fixed deep-cleaning price; almost everyone here quotes after photos or a visit, us included.

Two things are worth knowing about how JB compares. One national price calculator adds 5% for Johor Bahru on top of its Klang Valley base. Regular-clean prices in JB, on the other hand, usually run a little below KL. The two roughly cancel out, so treat the table below as a fair guide for JB, and expect a JB quote to sit inside these bands rather than above them.

UnitApproximate sizeMarket deep-clean price
Studio or 1-bedroom400–650 sq ftRM250–400
2-bedroom condo700–950 sq ftRM350–550
3-bedroom condo950–1,300 sq ftRM400–650
Terrace house800–1,800 sq ftRM176–630 (calculator estimate)
Semi-D1,500–3,000 sq ftRM330–1,050 (calculator estimate)

How much is deep cleaning per square foot?

Around RM0.22 to RM0.35 per sq ft on the published Malaysian calculator, with a minimum charge of about RM150. That rate is a floor, not an average: it assumes a home in normal condition with no add-ons. Build the price from labour instead and a 1,000 sq ft three-bedroom that needs eight to eighteen cleaner-hours comes to roughly RM0.30 to RM0.68 per sq ft.

Watch out for one number that shows up in searches: RM1.50 to RM3.50 per sq ft. That figure, from a Malaysian home-cost guide, is for professional carpet deep cleaning, not for cleaning a whole house. If a quote for a whole condo works out to RM1.50 a square foot, it is either post-renovation work or it is overpriced.

Per square foot is the least reliable of the three methods for a home. A 900 sq ft unit with a greasy kitchen and two mouldy bathrooms takes far longer than a 1,200 sq ft unit with a clean kitchen. Square footage is fair for empty units and post-renovation cleaning, where every square foot really does get the same treatment.

How is the price worked out by room?

By counting bathrooms more than bedrooms. A bedroom in a deep clean is mostly under the bed, wardrobe tops, curtain rails and the floor; a bathroom is descaling, grout, silicone, the floor trap and the exhaust fan. The calculator above adds RM25 per bathroom and about RM20 for a fourth room, which is the right proportion: an extra bathroom moves the price more than an extra bedroom.

The kitchen is the biggest single line. A cooker hood filter that has not been degreased in two years can take two hours on its own, because the degreaser has to sit before it works. If you want to keep a deep-clean quote down, the kitchen is where to look first.

How much does the condition of the unit change the price?

More than size does. Here is the same 1,000 sq ft furnished three-bedroom at four different starting points. The hours are our own estimate of what two to three cleaners need; the price is those hours multiplied by RM37.50 per cleaner-hour, which is what our fixed regular clean works out to (RM150 for two cleaners for two hours). It is an illustration of where the money goes, not a quote.

ConditionWhat it looks likeCleaner-hoursIllustrative price
LightRegular clean every week or two, deep clean within the last year6–8RM225–300
NormalLived in, one to two years since a deep clean8–12RM300–450
HeavyTwo years or more, hood filter never done, black grout12–18RM450–675
Very heavyEmpty for a long time, or left by a previous tenant18+Needs to be seen

That table is why companies quote. Two units with the same floor plan can sit two rows apart, and nobody can see that from the address.

Which add-ons push the price up?

The inside of appliances and cabinets, mostly. These are the extras that most often turn a quoted price into a bigger bill on the day, so ask about each one before you agree:

Add-onPublished priceOur note
Inside the oven+RM30Worth it only if you use the oven weekly
Inside the fridge+RM25Easy to do yourself in 45 minutes
Interior windows+RM50Tracks and grilles take longer than the glass
Extra bathroom+RM25 eachThe add-on most worth paying for
Inside cabinetsUsually quotedOnly if they are emptied first
Aircon filter and coverUsually included or smallThe coil inside needs an aircon technician, not a cleaner

The add-on prices are from the same national calculator. On our side, anything added on the day costs +50%, so it is cheaper for you to list everything at the quote stage.

Is a cheaper deep cleaning quote a bad sign?

Not by itself. A low quote is honest if it comes with a short written scope and the right number of hours. It is a bad sign when it comes without either. Divide the price by the cleaner-hours on the quote. The going rate for cleaning help in Johor Bahru is about RM41 an hour on one cost-of-living survey (based on only a handful of data points), and our own regular clean works out to RM37.50; a quote far below RM35 a cleaner-hour is cutting time somewhere. A three-bedroom deep clean at RM200 for "a team" with no hours stated usually means two people for three hours, which is a long regular clean, not a deep one.

The opposite is also true. If your home has a regular clean every week, you are probably in the "light" row, and the low end of the calculator range may genuinely be enough. You may not need a deep clean more than once a year at all, and you can do most of the list yourself one zone a week, as we set out in the deep vs regular article.

How do you get an accurate deep cleaning quote?

Send four photos: the cooker hood from underneath, the worst bathroom's grout and shower screen, the inside of the fridge, and one window track. Add the number of bathrooms, whether the unit is furnished and when it was last deep cleaned. That is enough for any honest company to tell you the hours and the price before anyone comes round. A floor area alone is not.

If you are moving out and the deposit depends on it, read what landlords deduct for first; a move-out clean is priced against the landlord's checklist, not the home's condition. For a regular clean, our fixed price and what it includes are in how much house cleaning costs in Johor Bahru, and every type of cleaning we do is summarised in cleaning services in Johor Bahru.

If you would rather not do the kitchen and bathrooms yourself, send us those four photos through the services page and we will reply with the hours and the price.
