Airbnb linen: wash your own or send it to a dobi? The real cost per bed, per turnover, in Johor Bahru

If you have a washing machine at the unit and the time to use it, washing homestay linen yourself costs roughly RM3 to RM5 per bed per turnover in Johor Bahru: about RM1 to RM1.50 in electricity, water and detergent, about RM0.50 in sheet wear, and the rest is your own time at a modest hourly rate. Sending it out costs more per bed, RM6 to RM12 at a wash-and-fold dobi, or a flat RM10 per bed with us, but it buys back the hours and solves the same-day problem. The honest break-even is below.

This is the fourth article in our homestay series, after what a turnover costs, how to set the cleaning fee and how long a same-day turnover really takes. Linen is the part of a turnover that most hosts under-count, because the washing machine does the work out of sight and the bill arrives a month later mixed in with everything else.

What does one bed of linen actually weigh and cost to wash at home?

One "bed" of linen is a fitted sheet, a quilt cover and two pillowcases, about 2 to 2.5 kg dry for a queen set; add two bath towels and one hand towel and you are at 3.5 to 4 kg. A standard 8 kg front loader therefore takes three beds of sheets, or two beds of sheets plus towels, per load. Everything below is worked per load first and then divided by beds, because that is how the costs actually arrive.

Cost item (per load, 8 kg front loader)Cold wash, line dryWarm wash (40 to 60°C), tumble dryWhere the number comes from

Water50 to 80 litres ≈ RM0.05 to RM0.10sameRanhill SAJ domestic tier 1 is RM1.05 per m³ (first 20 m³); sewerage adds a few sen
Detergent, softenerRM0.50 to RM1.00sameA 3 kg bag of mainstream detergent is roughly 30 loads

Running cost per loadRM1.70 to RM2.25RM3.75 to RM5.15
Running cost per bed (3 beds per load)RM0.55 to RM0.75RM1.25 to RM1.70

That is the number most hosts have in their head: "it only costs me a ringgit or two". It is correct, and it is also only about a third of the real cost.

What are the two costs the washing machine does not show you?

The two costs the washing machine hides are sheet wear and your time, and together they are two to four times the electricity bill. Sheet wear is easy: a decent polycotton queen set in Malaysia is RM60 to RM110 and a 100% cotton set RM115 to RM200, and hospitality-grade sheets are rated for roughly 150 to 250 washes (polycotton at the top of that range, plain cotton nearer the bottom). RM100 over 200 washes is RM0.50 per bed per turnover, and it applies whoever does the washing. Time is the big one. One load is about 20 to 30 minutes of hands-on work: loading, moving to the dryer or the line, taking down, folding, and carrying the clean set back to the unit. Call it 25 minutes a load, or 8 minutes per bed. Even at RM15 an hour, which is less than the RM37.50 per cleaner-hour our own regular cleaning works out to, that is RM2 per bed. At RM30 an hour it is RM4.

Add fuel and 30 to 40 minutes of driving if the machine is at your home rather than at the unit, and the per-bed figure climbs again. None of this makes DIY wrong. It makes it RM3 to RM6 per bed, not RM1.

How much does a dobi charge for homestay bedsheets in Johor Bahru?

Wash-and-fold dobis around Johor Bahru and Skudai charge about RM3 to RM5 per kg, usually with a 5 kg minimum per order, and some list bedsheets separately at the lower end of that range. At 2 to 2.5 kg per bed of sheets that is RM6 to RM12.50 per bed, or RM10 to RM20 per bed once towels go in the same bag; a 5 kg minimum means a single studio turnover is often charged as 5 kg anyway. A self-service laundromat (dobi layan diri) is cheaper in machine cost, roughly RM4 to RM6 for a 14 to 16 kg washer and RM3 to RM4 for the dryer, which fits five or six beds of sheets in one go, so about RM1.50 to RM2 per bed in coins. The catch is that you sit there for about 90 minutes, so with your time counted it lands at RM5 to RM7 per bed, close to home washing but without owning a machine.

Our own laundry (dobi) service is RM10 per bed, flat, and it is collected and returned with the turnover rather than as a separate trip. We also rent a made-up bedsheet set at RM10 per bed for hosts who do not want to own linen at all. Prices are the live ones on our services page at the time of writing.

How many sets of sheets do you need per bed, and what does that cost up front?

You need at least two sets per bed, and three if you take back-to-back bookings, because the set that comes off the bed at 11am is not back on it by 3pm whoever washes it. A warm wash and tumble dry takes about two hours; a wash and line dry in Johor Bahru's humidity is an afternoon, and in the November-to-January rainy season sometimes two. That is a capital cost most "wash it myself" sums leave out.

Beds in the unitSets needed (3 per bed)Polycotton at RM80/setCotton at RM150/set
1 (studio)3RM240RM450
2 (1-bedroom)6RM480RM900
4 (2-bedroom)12RM960RM1,800
6 (3-bedroom)18RM1,440RM2,700

Towels on top: two bath towels and a hand towel per bed, three sets each, roughly RM50 to RM90 per bed. The rented-set option at RM10 per bed removes this entire table, which is why it tends to suit a host in their first few months, or one who is not sure the listing will stay listed.

At how many beds does it stop being worth washing it yourself?

Honestly, it is not the number of beds that decides it, it is turnovers per month multiplied by beds, divided by the hours you have. Here is the same 2-bedroom, 4-bed unit at three occupancy levels, comparing realistic DIY (warm wash, dryer, your time at RM15/hr) with our RM10 per bed.

Turnovers per monthBed-sets washedLoads (3 beds/load)Your hours (25 min/load)DIY cost, all-inDobi at RM10/bedExtra you pay to outsourceWhat that works out to per hour saved
41662.5 h~RM70RM160RM90RM36/hr
832114.5 h~RM130RM320RM190RM42/hr
1560208.5 h~RM245RM600RM355RM42/hr

So outsourcing costs you about RM40 for every hour it gives back, and that ratio barely moves with volume, because both sides scale with beds. The decision therefore comes down to three questions. Is an hour of your time, or your family's, worth more than about RM40 to you? Can you physically be at the unit on turnover days, or are you across the Causeway? And how many units: at one unit and four turnovers a month, 2.5 hours is a chore; at three units and 40 bed-sets a week, 15 hours a month is a part-time job, and most hosts at that size either outsource or hire someone, which brings its own EPF and SOCSO maths.

The straight answer, then: one unit, you live nearby, you have a machine on site and a dryer or covered drying space, DIY is cheaper and the saving is real, about RM100 to RM350 a month. More than one unit, or you are remote, or your turnovers are back-to-back, the hours and the spare-set capital tip it the other way.

Does a home wash get the sheets clean enough between guests?

A cold or 30°C wash with a normal detergent gets sheets visibly and hygienically clean for the next guest; what it does not do is kill dust mites or lift the sweat and body-oil film that makes a sheet feel limp after thirty washes, which need 55 to 60°C. Many top-loaders sold in Malaysia have no heater at all, so check yours before assuming you can run a hot cycle. Three practical rules we use ourselves: wash linen separately from kitchen cloths and mop heads; use the full rinse so no detergent residue is left to trap odour in the humidity; and dry completely before folding, because a set folded slightly damp and stored for a week smells musty when it goes on the bed. If a set still smells after a hot wash, it is usually the machine (a slimed door seal or detergent drawer), not the sheet.

What should you do this week?

Count your beds, count last month's turnovers, and run the 2-bedroom table above with your own numbers; it takes five minutes and settles the argument. If the answer is "do it myself", buy the third set now so you stop losing back-to-back bookings, and check whether your machine can heat. If the answer is "send it out", our dobi is RM10 per bed and comes back with the turnover, and the rented set is the same price with no linen to buy at all. Both are on the services page, and if you are not sure which fits, send us the bed count and your monthly bookings and we will tell you straight, including if the answer is "keep washing it yourself".
