Same-day checkout and check-in: how long an Airbnb turnover really takes, hour by hour

A same-day turnover with an 11am checkout and a 3pm check-in gives you four hours on paper. A two-bedroom, four-bed unit in Johor Bahru takes a single experienced cleaner about 2.5 to 3 hours to strip, clean, re-make and photograph, so the job fits, but only if the cleaner is inside by about 11:30, the guest actually left on time, and a clean set of linen is already in the unit. Lose any one of those and the buffer is gone.

This is the third article in our homestay series. The first covered what a turnover costs, the second how to set the cleaning fee. This one is about time, because back-to-back bookings are where most cleanliness complaints are born: not from a bad cleaner, but from a cleaner who had 90 minutes to do a 3-hour job.

How long does a turnover actually take, room by room?

Industry time estimates for a standard (not deep) turnover are roughly 20 to 35 minutes per bedroom, 25 to 35 minutes per bathroom, 30 to 45 minutes for a kitchen and 20 to 40 minutes for the living area, for one cleaner working alone. Add 10 to 15 minutes at the start for the walk-through and photos of anything damaged, and 10 to 15 minutes at the end for restocking and the handover photos. The table below applies those ranges to the unit sizes on our price list.

These are planning numbers from published turnover guides, not a stopwatch on our own staff, and they assume a normal checkout: dishes rinsed, no party, no sand in every bed. For 4-bedroom units and up we generally send two people, which is also why the per-turnover price steps up at that size.

What does the 11am to 3pm window look like hour by hour?

For a two-bedroom, four-bed condo unit with one cleaner, a realistic timeline is: 11:00 to 11:30 getting in, 11:30 to 11:45 inspection and strip, 11:45 to 13:45 the clean itself, 13:45 to 14:15 beds and restock, 14:15 to 14:30 photos and handover, leaving a 30-minute buffer before 15:00. Here it is in detail.

Two cleaners compress the middle of this (bathrooms and kitchen run in parallel with bedrooms) to about 1 hour 40 minutes, so the unit is done by roughly 13:30 instead of 14:30. That extra hour is what you are paying for when a company sends a pair.

What eats the four hours?

Three things take the buffer: the guest leaving late, linen that is not ready, and the time it takes to get into the building. None of them is the cleaner's fault and none of them shows up in a quote.

Late checkout. A guest who leaves at 11:40 instead of 11:00 has cost you 40 of your 30 spare minutes. Your listing's checkout time only works if you enforce it: a message the night before, and a stated late-checkout fee, cut this down a lot. Some hosts quietly move checkout to 10am for exactly this reason.

Linen. This is the one owners underestimate most. A set of sheets stripped at 11:45 cannot be washed, dried and back on the bed by 15:00, not in a condo washing machine and not at a dobi. Johor Bahru's humidity makes line-drying inside the window impossible. Whoever cleans your unit, you need at least two full sets per bed so the clean set is already in the cupboard when the dirty one comes off. Our dobi service is RM10 per bed and linen rental is RM10 per bed, but neither one solves a same-day turn if the unit has only one set. We will cover the buy-versus-rent maths in the next article.

Getting in. Guardhouse registration, a visitor pass, a lift that serves 30 floors at lunchtime. In a landed house this is a two-minute problem. In a high-rise it is routinely 20 minutes, and if the access card is with the departing guest rather than in a lockbox, it can be an hour. Registering your cleaner as a regular contractor with the management office, and using a smart lock or lockbox, removes most of this.

Is a cleaning company at your door at 11:00 sharp?

Usually not, and you should plan around that. A cleaning company runs several turnovers a day, and every host in the building wants the same 11:00 slot. If your unit is the team's second stop, the realistic arrival is 12:00 to 12:30, which turns a four-hour window into a two-and-a-half-hour one. For a studio or one-bedroom that is still fine. For a two-bedroom with one cleaner it is not.

Ask any company, including us, three things before you rely on them for back-to-back bookings: what arrival time they will actually commit to on a same-day turn, whether that time changes on weekends and public holidays, and what happens if the guest leaves late. A company that answers "we will be there by 11" to every host in Johor Bahru is answering the question it thinks you want to hear.

How do you make a back-to-back booking safe?

Four fixes, in order of how much they help: a 10am checkout or 4pm check-in, two sets of linen in the unit, two cleaners for anything over two bedrooms, and a smart lock so nobody waits for a key. You rarely need all four.

A fifth option is honest but less popular: do not accept same-day turns on units of three bedrooms and up unless two cleaners are confirmed. A blocked night costs you one night's revenue. A guest who walks into a half-made bed at 15:10 costs you a review that stays on the listing for a year.

When does it make more sense to clean it yourself?

If you live near the unit and it is a studio or one-bedroom, doing the turnover yourself is often cheaper and just as safe on time. A studio turn is about an hour, you control the arrival time completely, and you save RM50 plus RM10 per bed every time. The maths changes with distance (an hour's round trip from Singapore makes a RM60 clean look very cheap), with unit size (a two-bedroom is a half day of your own time), and with frequency (daily turns are a job, not a chore).

Where a company earns its fee on a same-day turn is predictability: a team that does this every day, a second pair of hands when the unit needs it, and handover photos in your phone before the guest arrives, so if a complaint comes you have a time-stamped record of what the unit looked like at 14:30.

Quick checklist before your next back-to-back booking

  • Check your listing: is checkout 11am and check-in 3pm, or can you buy an hour on either side?
  • Count the linen: is there a clean full set for every bed already in the unit?
  • Confirm the cleaner's actual arrival time for that date, not "around 11".
  • Make sure the access card or smart lock code does not leave with the guest.
  • Ask for handover photos of every room, sent before check-in time.
  • For 3 bedrooms and up, confirm two cleaners or block the night.
